Many units on the Gold Coast, Brisbane and Sunshine Coast have Body Corperate Acoustic requirements for floor coverings below the BCA 62 Ln'Tw .
Tests Conducted to standard: Impact Isolation Testing ASNZ ISO140-7 Acoustics – Measurement of sound insulation in buildings and of building elements Part 7: Field measurements of impact sound insulation of floors.
Key Information: Ln'Tw is the latest measurement standard. Your Bi -laws may state something different such as FIIC, IIC, Ln' W. No stress, we can translate this for you.
BCA requirements are to be below 62 Ln'Tw. Be aware! Many body corporate require quieter noise levels such as below 50/ 55 Ln'Tw. So double check with your building manager, body corp strata bi-laws if they mention requirements for floor coverings and renovations before committing to purchasing flooring.
During the test: We require simultaneous access to the apartment with new flooring under test for machine placement and the apartment below to measure the noise level.
Please be aware: Unless you have hybrid flooring . You may require and additional also need an underlay to pass the tap testing. Vinyl, Tile or Wood placed on bare concrete is generally inadequate to pass BCA and Body corporate requirements without additional underlay.
Flooring types frequently tested: We test Vinyl Planks, Hybrid Vinyl Planks, Timber flooring and Tiles. All of which can be tested with and without an Underlay. Many of these products are acoustically engineered and tested to achieve a particular rating. However in the real world results may vary!

General Information: If you have recently renovated your floor or are planning on doing so your Body Corporate Committee may request a n Acoustic Assessment and rating of the new floor with a Floor Impact Test or Tapping Test in either Ln'Tw, IIC, FIIC.
How it works: To conduct the test we use an Floor Tapping Machine to conduct the Tap test in each room with either the new flooring or samples of the proposed flooring (recommended).
Flooring samples should be placed in the Centre of each room and such a way to accurately represent the finished product. For example: if floors are to be glued then we recommend the floor company glue sample in each room that the proposed flooring will be laid. This is because each room will often yield a slightly different result, for a variety of reasons including variations in slab thickness and structural differences.
Please note to conduct a test we also need access to downstairs to record the result simultaneously. So please organise access with your downstairs neighbor or building manager.
The requirements that you need to be below, rated in Ln'Tw, Should guide your choice of flooring you need to pass the test.
Example: Older buildings without a body corperate guidline have to be below the BCA level of 62 Ln'Tw,
However most buildings generally need to be below 55 Ln'Tw, higher end apartments are often required to be 50 Ln'Tw or below
Please Note: Different apartment/ rooms often yield different results. This is due to individual construction methods. For example: If a downstairs neighbor has a drop/ false ceiling the results are significantly quieter.
Most floor acoustic data sheets provided by the flooring manufacturers have a false/ drop ceiling. If your down stair neighbor does not have this then your test result will be higher. This is why test patches are recommended prior to installation
